CapitaLand Development to launch LyndenWoods, first residential project in Singapore Science Park

Notable developments in the surroundings of LyndenWoods consist of National University of Singapore, National University Hospital, the one-north precinct, and Rochester Commons. Surrounding schools and schools such as Fairfield Methodist School (Primary), Anglo-Chinese Junior University, and Singapore Polytechnic.

The development will comprise 2 24-storey towers with a mix of 2- to four-bedroom units of 635 to 1,647 sq ft. The condo also offers a two-storey basement carpark with 240 lots. Each of the residence towers are going to be built in a dual-point block style with landscaped sky balconies on each floor. According to CapitaLand, this architecture follows a visually fenceless concept that improves natural ventilation and brightness.

This biophilic architectural concept represents the project’s distance to nearby green rooms such as Kent Ridge Park and the Southern Ridges. LyndenWoods is even anticipated to attain the BCA Green Mark Platinum accreditation.

The sales gallery rises next to 7 Science Park and the property development is expected to start for sale on July 12.

CapitaLand Development, the property development arm of CapitaLand Group, is readied to preview the 343-unit LyndenWoods, the primary exclusive residential project in a rejuvenated Singapore Science Park, on Saturday June 28.

The open of LyndenWoods comes immediately after CapitaLand completes the redevelopment of Geneo, an incorporated development featuring 5 Grade A buildings and the 250-unit Citadines Science Park Singapore. Residents of LyndenWoods will gain from the brand-new amenities, F&B options, and placemaking activities organised by CapitaLand at Geneo, which neighbours the upcoming condominium.

“LyndenWoods is a pivotal turning point in the continuous change journey of Singapore Science Park. CapitaLand Property development’s first housing property inside Singapore Science Park mirrors our outlook to invigorate the area into a dynamic, mixed-use innovation cluster,” claims Ronald Tay, CEO of CapitaLand Development (Singapore).

Two-bedroom units and two-bedroom plus study units comprise around 65% of the complete unit mix, with 137 units of normal two-bedders ranging from 635 to 721 sq ft, and 92 units of two-bedroom plus study units of 850 to 883 sq ft.

LyndenWoods rests on a 124,352 sq ft site that was formerly inhabited by the Defence Science and Technology Agency from 2000 to 2018, after which that building was destroyed in 2020. CapitaLand Development efficiently put on rezone the plot from business park to non commercial.

Resident amenities consist of a co-working lobby, a 50m infinity swimming pool, a recreational tennis court, a pickleball court, a devoted animal’s park, and the Lynden Club– a resident clubhouse with a fitness center, social lobby, and function room.

Meanwhile, there are 45 three-bedroom units of 1,023 to 1,066 sq ft, alongside 46 units of three-bedroom + Guest (premium) kind condos of 1,292 sq ft. Only one pile comprising 23 units of four-bedroom (premium) units of 1,647 sq ft is available.

CapitaLand Development’s most recent residential project addresses growing need for well-located, premium housing and exemplifies how integrated urban districts can provide both future-ready liveability and enduring investment worth, states Tay.

LyndenWoods is a five-minute walk to Kent Ridge MRT terminal on the Circle Line (CCL), that is one stop away from one-north, and two terminals far from Buona Vista Interchange on the CCL and East-West Line. The location around LyndenWoods is additionally sustained by improved passerby and cyclist facilities.
