According to HDB, the Berlayar estate is prepared as an extension of Bukit Merah town and marks the begin of the makeover of the Greater Southern Waterfront. The estate’s name, that means “sailing” in Malay, commemorates the area’s sites and maritime heritage.

Eugene Lim, major executive officer at ERA Singapore, believes the flats at Berlayar Residences are likely to be identified as Prime, given their area in a fully grown estate and closeness to key main places. He determines rates of four-room flats at Berlayar Residences can start at around $500,000 to $550,000 before grants. “With the increase in subsidy clawback prices introduced in the July 2025 BTO launch, we ought to expect a clawback price of approximately 11-12% on these upcoming flats,” he includes.

He also forecasts two-room flexi flats at Berlayar Residence could confirm popular among single candidates. “Because of its one-of-a-kind location, which integrates city-fringe comfort with a seaside viewpoint, it might come to be a popular selection for singles, who may find the site suits their way of livings.”

The initial Build-To-Order (BTO) project at Berlayar will be released for sale next month as element of the October 2025 BTO exercise. Berlayar Residences are going to supply 870 units of two-room flexi, three-room and four-room apartments. There will furthermore be 200 public rental flats.

The all new Berlayar estate will discover about 7,000 HDB flats constructed in the coming years. This is higher than the 6,000 housing project units previously released for the estate, that is located at the site of the former Keppel Club.

Additionally, Berlayar is going to be a car-lite property, with walking and cycling networks. Most homes are going to be inside a 10-minute stroll from the Labrador Park and Telok Blangah MRT stations, claims HDB.

Lim predicts the flats obtaining a robust response, noting that BTO projects in Bukit Merah introduced in July, consisting of Prime project Alexandra Peaks, saw a healthy application rate. “We can expect this demand proceeding in October, especially as unsuccessful customers for Alexandra Peaks might try their luck with one more Bukit Merah project.”
